The reference interest rate for mortgages will remain unchanged at 1.25% as of September 2, 2026. It has been at this level since September 2, 2025.
The average interest rate for all domestic mortgage claims, which is used for calculations, is1.31% as of June 30, 2026, and is thus slightly below the value of the last survey of 1.32%.
How far away is a change?
For areduction to 1.00%, the average interest rate would have to fall below1.13%. For anincrease to 1.50%, it would have to rise above1.37%.
At its current 1.31%, the average interest rate is thus significantly closer to the threshold for an increase than to that for a further reduction. However, a short-term change cannot be directly deduced from this, as the average interest rate changes only slowly due to the entire Swiss mortgage portfolio.
