New build or renovation?

Especially with older multi-family houses in the Canton of Zurich, the question increasingly arises as to whether a comprehensive renovation is still economically viable or if a replacement new building represents the better long-term solution.

Many properties built between the 1950s and 1980s now require considerable renovation. This often affects heating systems, risers, roofs, facades, windows, or the entire building technology. At the same time, demands for energy efficiency, living comfort, and space utilization are constantly increasing.

In many cases, only individual repairs are carried out over the years. More sustainable are often larger overall solutions such as riser renovations, complete renovations, or, depending on the property's situation, a replacement new building.

A replacement new building can be particularly interesting if there is additional utilization potential. Due to adjustments in building and zoning regulations or new construction possibilities, significantly larger living areas can now be realized on certain plots compared to when the property was originally built.

In addition to structural possibilities, economic factors also play a central role. Property owners must examine the following points, among others:

  • Amount of upcoming renovation costs
  • Condition of the building structure
  • Future maintenance costs
  • Rent potential after renovation or new construction
  • Utilization potential of the plot
  • Financing options
  • Impact on existing tenancy agreements

Such projects can become additionally complex, especially in condominium owners' associations. Differing interests of owners, emotional ties to the property, or the financing of larger investments often lead to longer decision-making processes.

In practice, it shows that there is no universal solution. While a comprehensive renovation can still be sensible and economically viable for certain properties, a replacement new building is the more sustainable long-term solution for others.

For this reason, the early analysis of a property is becoming increasingly important. Condition analyses, riser concepts, feasibility studies, and profitability calculations often form the basis for strategic decisions regarding existing real estate portfolios in the Zurich area today.
